They may take your offer anyway without the clause, and are just hesitant to commit.  

I just bought a property much like this and was hesitant because of stuff like this, not to mention the potential damage done during the interim period from closing to the tenant vacating.  

I was hesitant but they said they were familiar with renovations, bing bang boom- qualified tenants awaiting completion.

Does paying 40% extra from the previous year make you hesitate to buy?

Hello everyone...I just attended the NEREIA in Chelmsford Ma last night....Wow...a lot of people showed up...very nice atmosphere...very informative...Im not going to lie, I was a bit hesitant in speaking with people there...I have absolutely no experience..but I know I need to hammer down and just do it.....I need to emerse myself in it...Thinking about starting to wholesale..I need to know bout p/s agreement , assigning, etc....anybody have any suggestions would love to pick ur brain...

Currently i'm just working with one lender (i was referred to them by a few different people), but i'm hesitant to get quotes from other lenders because I don't want my credit dinged by too many inquiries.

My only hesitation is that I've heard that single family homes cash flow better for the money put in, and also there's the opportunity to BRRR and maximize returns that way.
