No internet = no tenants a lot of the times...Ensure them you'll leave them a fair reference if any future landlords contact you about their tenancy.

My goal is to acquire cash flow to help relieve some financial burden and increase options for future buy-and-hold investing.  

Even if this deal is too tight, they can  help with administrative tasks on future deals / help you scale your business.  

It's a small sample size so far but may serve as insight for near future demand trend.

I recommend going with turnkey deals in cashflowing markets that have a future like Columbus and growing your portfolio there.
