However, with high confidence my old property will sell quickly in my current local market it is well worth getting into the next property quickly if the numbers make sense based off the new mortgage.

The labor market is still strong and consumer confidence is on fire so I don’t see much of a recession coming up.

I also worked for the Columbus Region economic development organization for several years and have been a Franklin County foster parent for three years.

If you want to do a 1031 exchange you want have as much time as you can get before “closing” to start finding your replacement property, and hopefully have it under contract.You’ll a Qualified Intermediary like @Dave Foster to handle the 1031 part, he can chime in with suggestions.
