The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

I think the higher price agent is better.

For instance, I'd buy any functional house for the price of infinity, if I could only pay $100/mo for perpetuity.

If you have a truly superior and/or unique product it will be easier to not have to compete with price.

Househack properties in 2024 sold 1-2 weeks faster than they did in 2023.Deals are tougher to negotiate as well. 2 of NYC's surrounding Counties (Westchester & Suffolk) are averaging above asking price sales on 2-4 family properties. 

Look at rent-to-price ratios, job growth, and landlord-friendly laws.
