I'd start with a 1-4 unit to hack, use the income to knock out your student loans, then focus on building a nest egg for your next investment.

If they have constant late payments on cell phones, credit cards, etc... and a lot of open accounts I tend to think they aren't very good with their finances.

Don't rush, be conservative, use no more than 20% of your nest egg for TLI. 

We have been able to build up our nest egg in our real estate business so far which would cover some major maintenance issues if they arise but again it makes me nervous that we may be too close to maxed out.

I prefer to get a google voice number and link it to my cell so that that is the number the tenants know and use rather than giving out my personal cell.Have some means of tracking income and expenses for reporting and tax purposes.My state doesn't require a separate bank account for deposit so I just have the single account for income, expenses, and deposits.1 SFH shouldn't be any problem at all.
