I purchased a duplex in May of this year and moved into the bottom unit with the intention of renting the top unit as well as the sf I moved out of which would put me in positive cashflow (the top unit of the duplex does not cover the duplex mortgage entirely on its own).

Try to avoid condos/townhouses or anything with a HOA/condo fee. 

They did a 1031 into Florida condos (much less units) after owning those 20-50 units in a C class neighborhood of Columbus for about 5-7 years. 

The apartment condo go to 1.5 dollars

My thought for Vegas would be to consider a short- or mid-term rental property, perhaps even a condo, so that I had something furnished I could stay in from time-to-time when I'm visiting.
