I understand what it is that you are saying and that's why I'm thinking that I would have to start with a desktop appraisal just to get a ballpark figure but then actually go out and look at the property in person and take pictures so I can see firsthand what kind of condition the property is in and also do as you say look at different comps in the area to see what they're going for before renovations and after.

Keep in mind its software on wheels heck it does so much computer stuff that I dont even scratch the surface of what it can dowhen I am charging I can pull up the internet and do emails and read BP or watch net flix like I said or any other number of things.
