The cure or quit notice is posted the day after rent is due when rent is not payed in full.When they do pay late again you make it clear that one more time and you will evict.

Here in WA, it's a simple notice of intent to forfeit and 90 days to allow them to cure.

While the check bouncing doesn’t give you a good feeling about the tenancy, do they/you want to give them a couple days to cure it?

- When you purchase, do you just CURE the outstanding lien and it becomes your property?

I watched a guy walking down the street eating a bag of potato chips...he ate the last one and threw the bag on the ground as he was walking...there is no cure for that...not all the tax breaks in the world can change human behavior.

When I mention that  the seller needs to cure the violations, the agent replies that the tenants pay on time and the seller is not going to "rock the boat" with paying tenants.

You have grounds to evict and should give notice to cure or quit. 

The fungus actually digests wet wood so the "cure" is costly. 

If they don't pay the fine and cure the violation immediately, it's time to go.
