Always look at comparables when investing.

You can compare it to someone you met having $1M and thinking they must be doing something right, but was originally given $10M. 

The other quotes are significantly higher compared to this one, despite the coverages and options being similar, and unsure if we try to move forward with those policies they say the same thing. 

At best these folks lack good judgement which to me makes them a bad tenant.Remember, a vacancy is a blessing compared to a bad tenant.

Your numbers may not seem to make sense from a cashflow position, but you will be getting into a multifamily property with very little cash (comparatively) and lowering your mortgage expenses compared to not house hacking.
