If you haven't already, I would try one of the major commercial brokers in that market who deal specifically with that type of asset.It seems like a really good location as well.

They will more likely finance commercial properties than single family homes.

They want longterm tenants or you will need to look at commercial financing. 

I used to do these all the time with my commercial bank not sure why you think a commercial bank won't touch it.. 

We are also part owners in a small commercial property (also structured as an LLC) also based in NY.

If the nonprofit fails to make payments multiple months in a row, would I be evicting them in the same process used to evict a RESIDENT or a COMMERCIAL entity?

In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.
