This brought us to the subject of 1031 exchange with a turnkey real estate programs.

I’ve been around real estate for decades, and I read in The Economist once that in lively markets like Charlotte, folks will pay a premium for a comfortable room if you’re near major employers.A friend of mine tried something similar out in Austin a while back.. he’d inherited a 4-bedroom property and split it into individual room rentals.

That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience. 

It allows the sponsor to buy and sell real estate within the fund as well, maybe doing multiple smaller deals.

My goal is to avoid doble taxation, ability to write-off expenses, asset protection and avoiding probate.If anyone can help me with this or refer to an accountant who has experience with cross border real estate transaction, I'll be greatly obliged. 

However, even with this delay, there is no indication that rates will be increased further, which provides some stability for investors, homebuyers, and business owners looking ahead.What This Means for the Housing MarketHigher interest rates have undoubtedly slowed the housing market over the past year, but demand for real estate remains strong, particularly in growing metropolitan areas.
