Get those appliances on a Labor Day sale or choose a flooring you want and wait for a price drop while you're working the bathroom.

As a 15 year, out-of-state investor my recommendation is to ALWAYS choose whatever city you have the most trustworthy contacts in.

Inventory is historically low so there's little to choose from.

If you do choose to sell, without knowing much more detail about you or your market, I'd suggest a 1031 exchage in to one or two other units that have numbers that work better for you. 

What servicing company are you using, and why did you choose them?

We are both motivated, but seems like there are too many options to choose from, I feel like storage for boats/cars/RV’s is my end game, so I can spend my days fishing lol!

Only choose one or two investment strategies to implement and learn as much as you can about them (picking multiple strategies will only lead to analysis paralysis and cause headaches, which will likely lead to no action taken).
