I wonder if there are any local organizations (Catholic Charities, Barret House, etc...) that would be interested in securing the property?   

No guru tells you that you're going to have to evict sick kids if you aim to succeed as a landlord.You are not a charity, and you pay your taxes.

It is one thing if you want to operate as a charity, but you better have deep pockets to do so if you are throwing out good business practice.

For some reason I had never even thought of that when thinking about which charities to get involved with. 

Why not give it to a charity?

This is my first time as a landlord and this makes for awkward circumstances but it is also a business and not a charity - where do I stand?

So - for me - the positive cash flow from owning the asset and having the deductions was $3,049, the negative real cash flow from operation was -$2,184, resulting in a real net positive cash flow of $865...AND I spent around 20 days at the cabin last year, allowed my dad to stay 4 nights, and donated 6 nights to charities of my choice.I hope this was helpful to you and others.

Because it will allow me to donate $150,000 per year to charity, $50,000 towards new investments (or flexibility), and I can live a very comfortable life with a budget of $100,000.
