@Matthew Shay  This is a great discussion, my sister and brother-in-law rent mobile homes outside of the Houston area and make very good ROI from it.

Right now I am renting an apt with my brother and my lease ends July 2019 so thats why my goal is next summer.

Buy a 2-4 plex, and rent out the other units, or what my Brother did: converted part of his house to an efficiency and AirBnBs it to pay his mortgage.

I look at the HOA as a big brother who generally want to improve the condo complex and are thankful to see someone improving the units.

I have a couple brothers who live in the Watertown area, but they work in law enforcement and don't invest.

My brother has been talking about moving there for years and after doing some research, I realized why.

I also would recommend Jon Hyndiuk (Hyndiuk Law, he also owns ISR Title), Michael Plumb/Rob Sayas (Sayas, Schmuki & Plum SC)--I think Rob owns or is a partner in Royalty Title, Rob Saya's brother Jonathon Sayas is also an attorney and is Stewart Title's on staff attorney, and James Eby who is also a popular RE lawyer and he's been involved in some probate deals we've done.

I have been invited by a fellow that is a member of Biggerpockets to be involved in buying and selling single family homes and I might go into that because of my brother who has plenty of experience and is knowledgeable in that field and he has offered to help me.The reason I chose apartments is that I have been convinced of it ultimately because of all I have learned that it is the best way to go long term and ultimately you can hire a Property Management Company that will take care of the daily operations and that managing a property management company will not very time consuming. 

Well the title company called me and said there is another brother and sister who are part owners as well.
