For someone that's not as conservative, or a different view on the cycle, they might have a different opinion than me on all of this.2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

So I believe mortgages will look at DTI and want to make sure your income covers your current and future debt obligations at a percentage of 40-49% I believe, so their multiple would be more like 2-2.25x, but it's not a real apples to apples comparison.

@Shaun Hunt believe what you really want to do is start a "Master LLC" that can function as a PMC.You would then sign management agreements between Master/PMC & property LLC's and have all income & expenses run through Master/PMC LLC, and only have to "settle up" annually with the property LLC(s).Check with a qualified tax professional.

While they are very nice and I believe good people, I have had a few deals fall through after months of hard work on them because they do not fight for the deal in my opinion.
