Rather than re-starting the process here are two other shots you can take- Make sure the lender is using proposed rental income on the investment condo you are purchasing- If your bf landlord was willing to write two separate leases, one with you and one with your boyfriend would that satisfy the lender's requestGood luck!

With a 1 year old at home, my wife shot this idea down immediately when I casually brought it up after learning about "house hacking".

The lender's projected rate shot up drastically once I made the post, but after the appraisal came back (exactly the same as list price), the rate dropped back down to what it was before (5.35%).I ended up buying the rate down to 5% at a $230 fee.I'm still not entirely sure why the rate shot up so high, but I guess the takeaway in this situation is to not panic until you have rate lock numbers from the lender.

Since I haven't upgraded to PRO yet, I did a screen shot of the analysis. 

I have now talked with 3 community banks about financing this property in my LLC's name with a 15 or 30 year fixed rate but have been shot down each time due to it being an investment property.

I know this is a long shot, but are there any Real Estate Agents/Realtors in the NOVA (Northern Virginia) area that are willing to link up so I can just shadow and network with for the day?

Come to think of it I have been late to a lot of parties that I don't regret attending, and a few I do, so I guess its worth a shot.
