I'm going to assume that the developer legally established an HOA and recorded articles of incorporation, governing documents (CC&Rs) etc.

I've been reading articles and books for the past few weeks and I have to admit I'm a little afraid and I keep feeling like I need a spreadsheet of every little detail/step that goes into flipping a house.

Many people who I hear on the podcast or read articles on are very familiar with the areas they're buying rentals in as they more than likely live in the area.Unfortunately for me, I live abroad at the moment - though originally from Seattle.  

Any articles that go in more detail into wholesaling, Books that you have found helpful.It sounds pretty straight forward what you are describing, however, I have always found that the devil is in the details.
