Impossible to render a “judgement” without a skilled person to “cross examine” each “witness”.  

The most important skill of a good wholesaler is the ability to find off market deals.

Even if you have all the skills, you may not want to dedicate the time.

As far as a strategy goes, I would suggest leaning into your current skill set and knowledge to find an unfair advantage.

I learned from some of the best closers on  the planet and this is a skill..

It can use new windows and kitchen cabinets (the current ones are still functioning fine) but aesthetically and for value purposes, could benefit from a rehab.

I still prefer hands on local investment in individual properties because of the control you have, but if you want passive without as much control, you are not an accredited investor, and don't yet have the REI skills to analyze and manage individual properties, PMs, rehabs, etc.

Maybe, just maybe, you can hang around long enough to say no to enough songs, to enough opportunities, you reach the rare air of becoming expert in a certain niche, industry, market and skill.

Aesthetically and from a maintenance standpoint, I would prefer one of the vinyl options over carpet, but I just had to deal with noise complaints that had carpet in the upstairs unit already, so I am nervous to spend the money and install either vinyl option and the sound is even louder than with the carpet. 

From the Fannie Mae guidelines:provide the following statement: We [I] agree to indemnify you and your successors in interest in the [mortgage] [deed of trust] opined hereto, to the full extent of all losses attributable to a breach of our [my] duty to exercise reasonable care and skill in the examination of the title and giving of this opinion.I think the threshold for proving a breach is pretty high.
