@Kevin Q BrightI think you're making it harder on yourselves than it has to be.Just get a hard money loan and once the property is stabilized (acquisition, rehab and then rented) either sell it or refinance it into a long term vehicle using a DSCR loan.

I am working on updating our partnership documents to allow for this to be our new delivery vehicle vs snail mail (highly inconvenient with partners in the military), but I am not familiar with vehicles to complete such items except using docusign for signatures.
