I'm talking about the total cost of REI (price + the cost of debt).Many investors are buying and have mid teens for return requirements for passive investments and mid twenties and above for active investments.

But if I put up an ad on Indeed.com for someone to shuffle paper in an office and answer the phone, I'd get fifteen or twenty resumes from college grads the next day, and in the OBJECTIVE line I'd be certain to read, "I am a motivated self-starter..."

It is a roaring business; 30+ machines, kids play area, vending machine snack bar area-cards again, and wash and fold, which I wanted (did not actually use the machines).

I personally believe this would be that scenario where it is a whole tail type of deal because finding the the Builder or GC that can absolutely build those houses for that hundred and twenty or $150,000 price point to have even more money made on the end has that product a three-bedroom two-bath could easily go for 200 or $220,000 in that area per parcel times 3!
