And everybody rubs their backside, realizing they've just been a victim of yet another cluster-f***, until the next email pops up in somebody's in-box, stating "CA Tape, 43+3, Already in Escrow" which starts the whole rump-abusing process all over again.

Here is some things I have noticed..1) less vacant and abandoned buildings, not much at all infact most looked like their were people living there2) Less for rent signs only drove by a couple in this area, but other city had alot of for sale/ and some for rent signs3) location seems better right off a highway and has a bus stop right near the house. 4) I personally think this house is good for a new investor as not much rehab is needed and I can basically do small things like connect the guitars and repaint and tile a kitchen ( after passing an inspection of course) 5) taxes were also 3200 in this area as opposed to 6000 in the other one6) other house was 44k needed about 20k in rehab but it was a 3 family and I could have gotten about 2000 a month in rents, but is also 35 minutes from my house and as a new investor I didn't want to use a PM company so distanced matters

I say it's simple.I am a broker specializing in listing properties for sale.I only put time into properties where a seller gives me the exclusive right to market their property for sale.I can only take so many listings at once so I am selective about what I take.Since commercial commissions are much larger I do very well with this strategy.Hope it helps.To all brokers/agents out there remember (you are valuable,you are not to be used and abused by potential clients).

It's in my written criteria that I can reject any applcant who damages the property while they are there, so another automatic rejection for damaging the carpet by dripping tobacco juice on it.It's also in my criteria that I can reject for spousal or child abuse, and half naked children in my climate would definately be child abuse.
