Do I file a police report?

Look If they know they are being watched and police may be around it could stifle this unwanted behavior in its tracks .

I just received a voice-mail from tenant that she is out of town, her husband is destroying property, police won't evict him since they are married.

@Jarrod Covey I have often read about Austin’s awesome market,I am near Nashville and it’s market is similar but I have wandered why Austin seemed to rank higher.My question now is what will defunding the police in Austin accomplish?

People doing drugs on premises, disagreements between tenants, calls from police in the middle of the night, medical emergencies, etc.

She wanted her money back and if I didn't comply she was going to involve her attorney and the 'authorities' (is she talking about the MH police?!).

If they fail to leave or get threatening (even by text) then I would call the police and ask for a visit.

And if there is vandalizm, insurance and police will go after my tenants together (I think).

If the tenant is there and you need more support behind your arrival you can provide notice and then come by with a police escort to hopefully impress upon the tenant that you do have the right to require access.
