Put something up at the entrance that discourages vehicle use but can be opened for use by emergency vehicles and for the occasional moving in/out of big items such as furniture.Tell the tenants this change is a result of their not being able to work out a more viable solution between themselves.

I explain that they are responsible for light bulbs and small stuff, like the occasional ant spray issue (I usually leave a can of ant spray at the property), and I tell them that we do inspect the property, will give notice as in the lease, and that they can leave a list (one tenant leaves post-it notes all around the unit) if they see any minor fixes they'd like taken care of while we're there, which eliminates most of the stupid-trip calls throughout the year.

C- My rentals are all near by, so an occasional property visit is usually accompanied by a nice walk and/or lunch at a restaurant in that area that I like.

I realize that in the state of NY this may be a tall order, but since you will be there for the majority of the year and only leave to visit you home town occasionally, there should be no issues with the terms.

Here's how I define the communities:A - highest end communities and you get more Appreciation (no cashflow or even negative cashflow)B - you get BOTH cashflow and appreciationC - you get CASHFLOWD - you get cashflow but coupled with a lot of tenant DRAMA and occasionally, property DESTRUCTION (property gets beat up or depreciated)F - war zones: you're F***ed up
