But if it's simply cash right now, I know in PA and I assume other states.. you can have an attorney do a title certificate.

Im new here so apologize for landing a newbish question in case it is😁I've recently received my certificate of organization for my LLC company and i'm about to purchase my first property in Philadelphia.

I did some research and it was in foreclosure last year, but it may have been for an equity loan.A certificate of title was issued and he completely remodeled the house.

in my area you need a certificate of occupancy which is inspected by code enforcement and they will tell you what needs to be done to recive the certificate of occupancy. 

The winning bidder only receives a certificate of sale, and will not receive the Sheriff deeds until a confirmation hearing, which is at least 20 days out.

This is in violation of Ordinance 08-133 which requires the bank to provide the Certificate of Use inspection report before they are even able to offer the price for sale. 

I enjoy doing some hands on stuff but I also want to note, I don't have a certificate or training.
