Fixer,   700sf unfinished basement and large detached garage/shop means potential for D/ADUs in addition to blank slate reenvisoning of the main unit.upper rainier beach is a really nice area (I live about 6 blocks west of this listing)  and among the more affordable in seattle. 

residential is way more simpler, cheaper, and quicker. its like selling a ford pickup as opposed to a semi truck. 

@Alan Ford The fires caused 2500 cabins to burn down but tourism has been up 1m per year for the last three years.  

My real estate agent (also an investor) suggested that I go in after close and meet each tenant and give them the opportunity right then and there to sign a new lease to bring them all up to ~$625 (that's a $75 increase for A, zero increase for B, unknown for C (I'll have to clarify), and $25 for D).

We are both full-time employees of two of the major auto companies in the area (Ford and VW) and have been able to eliminate the majority of our debt besides our primary residence and one car.

@Nigel Ford,     My concern would be that it’s difficult to find you something that will make you money if you buy it at market value.
