Look in areas where there is new construction now vs units built a few years ago for resale and the price differences.I have a close friend that rents his new townhome Jefferson Park on Air B&B - in March he made about $3,000, occupied about 30% of the month - he has a good place to stay when it is rented.

If I were a betting man, I would point the area south of USC - west of the 110 freeway.The boundaries would be JEFFERSON BLVD to the north, SLAUSON to the south and stretching westward all the way to BALDWIN HILLS and ending at La Cienega on the western border of this rectangle of speculation.I've personally seen "in love" yuppies taking a sunday morning stroll at Central and MLK blvd.

Tim,Jefferson Park, Avondale  and other neighborhood s should also be considered.

People with kids are moving out of Jefferson county because of the schools, and the horrible mismanagement on the part of the county commissioners.

There is low inventory on duplexes through-out the city right now, but that does not completely explain the two offers on a stall property.I should have mentioned that I don't invest in the Westbank (Orleans or Jefferson), too much risk with bad areas for my taste.  

I'm purchasing a 4 plex in Jefferson, La (just outside of new orleans) and all 4 units are currently occupied.

I live in the Northern suburbs of Chicago, equidistant from the two cities, hence my interest in Milwaukee and Chicago.Have been researching Rogers Park, Jefferson Park, Edgewater, Andersonville in Chicago and East Side, Brady Street, Downer Woods in Milwaukee.
