Hey @Jordan Dzubak, so a quick look on VRBO showed quite a few rentals on the lake.The average nightly rates is highly variable but that is dependent on size and location of course.What you can do is drill down on VRBO and AirBNB to see what is out there.

Should I give her a notice to quit now and then start an eviction process after 14 days or should I sit tight and hope she will move out the end of the month?

Apparently, State Farm is declining coverage for one unrelated claim which is quite hilarious but perhaps there are unsaid reasons for that or other past claims.Anyway, if you apply for the insurance either as the individual named insured or as the person in control of the entity the claim your partner had would never come up.  

We were thinking of doing a quit claim deed for $100.

But in general its a good strategy and one that is really quite smart. 

Based on what I have read and watched, it does not seem like you can quit your day job with 1 property, as most of your capital is tied up in it.
