Honestly, the screening part is the worst and effectively demands landlords violate fair housing by requiring that you evaluate things like evictions "holistically" (i.e. preventing landlords from having consistent policies that treat each applicant the same.That being said, the bill is better than the original version at least.

I would definetly consult with an attorney before and ask if you would be able to get these people out of your property in you needed.If may just be easier to steer clear and try to find a good applicant with a SSN#Or, if there is a company that employs a lot of people without a SSN# you could reach out to the company, ask if they need housing for there employees, and then rent to the company instead of the person.

I also live in Denver and evaluate ~20 deals a week, and only find 1-2 deals a month that cashflow. so I understand where you're coming from. if you have the time, maybe lean toward MTR right now.
