I would recommend you check each adult occupant.REBNY's interpretation of the new laws is that a broker representing the landlord can charge "reasonable" application fees but the credit check portion must still be itemized for no more than $20.Another possible workaround is to tell the tenant to get their own broker or get a broker that acts as a dual agent for both you and the tenant since a broker representing the tenant (as tenant's broker or dual agent) is not limited in charging application or credit check fees.

One simply never answered her phone or emails, one guy was trying to work a deal as a dual agent that didn’t go through and wasn’t interested in working with an investor after that one deal, then it was this woman I wasn’t too found of.

It just means that the buyer is going through the transaction unrepresented, UNLESS both the seller and buyer sign a contract accepting the agent as a "disclosed dual agent".With that disclosed dual agency, the agent must maintain confidentiality between parties and deal fairly with both.
