Plug all the holes in the building with steel wool (they can't chew through it) and seal it in place with some foam.  

Be aggressive, but don't bite off more than you can chew.

I recently had a tenant move out and found that her second dog -- not the dog listed on the lease -- had destroyed the back door frame, damaged several interior doors and frames and chewed up some of the baseboard.

Just something the chew on, always have a redundancy plan and never put all your eggs in one basket...

After initially biting the contractor the dog calmed down a bit and continued to live in the side yard and chew on the fence and the building for the next two weeks until we could get a shelter to come pick it up.Figure 3: This is a stock photo, but you'll get the idea.

This would be my first Real Estate deal, so I am not sure if I am biting off more then I can chew?  

I am a new investor so I am also careful not to bite off more than i can chew, so all of you guys advice and opinions are greatly appreciate.

I have seen average home prices drop slightly in the past couple months, but population growth isn't following suit.I will be overly cautious with my first deal (and most likely deals to follow), so won't be biting off more than I can chew.

I do my DD on every property I look at, but I don't want to get alligator eyes and bite off more than I can chew.
