Lower salaries and abundance of build-able land are factors that California investors do not consider.

Yes there is an abundance of Airbnbs, but I have seen when one can offer some additional add-ons ( ie. include a car with the rental, set up tours for guests, etc) it goes a long way in separating themselves from some of the competition.

Maybe there is possibility of making money on B and C class apartments but I personally wouldn't consider it due to the abundance of doors, and amount of current apartments under construction.
