had a terrible experience with a guy named ernie inzunza (works at Pancho's upholstery). anyways, i met a guy named glen who would eventually stay in one of my units (I live in cali) and help me transform my 4 unit complex. it had fallen out of escrow twice but finally sold at a price that i never thought id get. glen added about $60K worth of value for less than $15k. i paid him next to nothing and he was able to bring this property to life. $15k may seem like a fair price, but that's $15K for 5.5 months of working EVERY DAY (yes, that's how much work these units needed).

@John Clark I was a former Bronx City Planner, transformed to a local realtor and investor in the South Bronx, where we are experiencing 8-10% appreciation year on year, even through the pandemic.  

At the same time, it allowed us to completely transform our lives for the better in a way that staying would not have. 

In some situations, adding a MIL basement apartment can transform a property from a place that loses hundreds of dollars a month to a place that nets hundreds (or even into the thousands)...

Think about an investment plan for the real estate property you want to purchase: you can venture into improvements on the property which means that you’ll buy the property, undertake the necessary upgrades and renovations, transform it into a desirable property for a profit.

And it got a gang family OUT of the unit without them being angry, and it helped transform my building and the whole block.

I say that with confidence because that thread came out when I was a fairly green pip squeak wholesaler, and that information helped me transform and grow my business.
