They will under budget the rehab and overestimate the ARV in order to justify a price that is too high.  

I'd rather learn the ins and outs of deal flow from a millionaire next door type that has an aol email address, no social media accounts, drives an old truck, and buys his clothes at Costco.

A $5k overspend on budget is a difference in almost 12.5-15%.

If you can afford it - sounds like the business in a box is pretty awesome but unfortunately at this time it is not in my budget.  

Hey Tyler, I agree with Teresa, you could just buy a duplex if it's within your budget.

You need a massive marketing budget, and you need to double close on the property, meaning you need the actually have the cash to buy the place.Flipping contracts from unknowing sellers to buyers is a shady business, illegal in most states, and has a failure rate in the high 90% range. 

Pro tip: make sure the rehab budget is non-dutch, meaning you are not paying interest on the rehab budget until you begin to use it.

Can you imagine taking the time to find a new place, pay the despair, set up utilities, arrange for a moving truck/company, packing and unpacking everything, changing addresses everywhere, etc etc etc.
