Universities have been maintaining by increasing graduate and international enrollement (the first group is pretty well tapped out, but the second shows huge potential with Asian and African students looking for opportunities).

What I might recommend doing is in your lease have a spot that says clogged toilets and drains are the tenants responsibility and addressing what should not be put in the toilet or drains (ie wax, toys, female products, grease ect) .

Because he talked to some agency that will give him $1200/bed/mo for these females and he bought homes that  have 3-5 bedrooms.  

Find an aggressive agent who wants to go extra miles, preferable a female about 50 years old with 10 years business experience, who does about 30 deals a year already.

A family duplex is fully rented but the one female is leaving next month, how do I show this to interested parties?

Long story short female resident has been open to communication, and very cooperative, the male has yet to talk to me and seems to be avoiding me.
