It's a 17 years old fridge, but we've never had any problem with it and we cooked daily living in that house. 12) The main valve for the sprinkler system (outside) leaked water - repaired13) a sprinkler head broken shooting water to the sidewalk - repaired14) Backyard wooden deck has two quarter-size paint chips which exposed wood filler underneath - ignored.

@Endory Neves- 1) if you havent  already done so -  make sure you  are formally  pre approved for the  financing you  might need ...this is  really   crucial  as  without this in place - locating an  agent and  locating a  home  wont be  viable ...2) if you are formally  pre approved - then you are  on the  right rack trying to  get soem  contacts in the areas you are interested in

When the tenants finally moved out I discovered they had not ever cleared the yard of leaves and left two seasons worth of leaf debris lying on the extensive wooden deck.

For unusual or extreme situations, you would charge the line item price plus your hourly for actual time spent.Individual line items might be window shades, window glass, toilet tank lid, toilet seat, towel rack, door hinge, closet door, outlet/switch, bedroom light, kitchen light, individual bulbs, ceiling fan/light combo, medicine cabinet, repair wall 6", paint touch up per 10' wall, flooring (by type), clogged or slow drain, food disposer, refrigerator bars, drip pans, stove burners, etc.

.- Roof: in less than 5 yrs- HVAC: (there are two) should be unified and replaced but could last another 5 yrs- Windows: wooden frames with storm windows and in great shape but need a coat of paint- Exterior: Asbestos and beginning to fade so needs to be paintedQuestions:1) Would you sell and move on?
