I recently talked to someone at Country Wide and they said they don't require seasoning and as long as there are no prepay penalties they should be able to do it.If CW will do non seasoning refi then I'm sure there are plenty other lenders that will.I can see a problem with doing a refi on an all cash property, but like others mentioned maybe a 50% cash out or something would work a lot better for the lender.

Maybe in the "all" category.The rehab wasn't put into service until 2007 but I don't think there is wide agreement on how these expenses go to basis, etc.

i think you need to explore the idea of your client building his corporate depth. as an individual he can only do so much. he might have to go to a hedge fund that works with a top ten bank and uses thier funds to set up a wide variety of programs that they as a fund service.

One major advantage is you know you are going to get at least part of the rent each and every month.However, these are all run locally and the standards, responsiveness to landlord concerns and issues varies widely from place to place.I don't have any section 8 tenants.
