For a complete beginner that is trying to jump into their first deal with absolutely little to no knowledge (obviously read books and countless videos, etc), when is a good time to start paying the $100 a month to utilize PropStream?

A short term rental upstairs would be an amazing idea however the area in tahoe of which we are located is seasonal market as there arent too many things to here besides skiing and winter sports.

Creating audiences seems to be the most important feature from what I'm getting from the videos I'm watching.

An intro video (hosted on youtube) to you and your business process is also a great way to help connect with your leads through your site.

I recommend having a local experienced investor (an unbiased party not someone trying to sell you something) do a detailed video tour of the property and the street/neighborhood before you submit an offer and paying them for their time $100 or $150.

If you're dead-set on OOS REI, then I'd suggest studying up on the books, articles, forum posts, videos, etc. on the subject, and talking with as many OOS investors as possible (ESPECIALLY inexperienced investors who tried OOS REI for one of their first deals).
