They have a  duty to theit client to get as much money for the property as possible (Or a duty to execute the transaction as they see fit, it may not necessarily be fore the most money).One of the biggest jobs of a real estate agent is the negotiation process...so being upset with the agent on the other side of the equation is really not realizing the role of everyone involved.

Even though it doesn't matter in the end since the wholesaler gets their full asking price and the buyer makes the offer based on what he thinks the house is worth, the buyer might not like that I am getting a $4K fee for making this deal---some people do get upset about stuff like that and may try to cut me out of the deal.

The tenant was upset the lease not being renewed , she  said she was a good a tenant and had complied with lease- and paid rent on time.

Serve them your states version of a notice to quit and start the eviction processIn the end you have to ask yourself is it worth upsetting the apple cart with an eviction considering it sounds like the tenants do pay, but just pay when they feel like it.
