The acid is not very toxic to humans in small quantities but dissolves some part of the roach's body.I am not very sure about the government rules in the U.S. about boric acid but it is not very dangerous and is used in other countries to get rid of roaches.

The IRS is irritating but not stupid enough to allow someone to convert a property when FMV is below their original purchase, and then conjure up a tax loss, surely that makes sense.Sell the house.

I don't know if it would have driven me to move out but it was so irritating to have that thing start barking when coming in the front door, or have it jump all over me if the owner happened to be leaving the building at the same time as me.

If they are good tenants otherwise then I'm not sure you should even worry about it (other than the hassle your tenants might face for having irritable neighbors)
