I am just exiting the last of my Cleveland stuff and its very evident there as well Just like James Wise said you have a certain price point and area of town and no matter what you do or who you have its a savage business the tenants simply do not live their lives like the landlord does. 

I can see some small town not caring but the reality is their are risks here.

Example the best street to own a home for STR in town.

I don't know much about real estate so I need guidance on whether to look for a single-family home, a town home, something near colleges, etc. given that I will have a very limited budget.

We blew out of town Saturday evening so were not able to meet up with him.

Or look at the property record cards in the towns you plan to invest for the multi families and see whose names/llc’s continually come up.

I am the first to catch word of retiring landlord with 150 dirt cheap off market properties in a small town close to me. 

Look for someone pulling GIS dataTell them the town or zip code your interested in.  

I've put 4000+ miles on the truck in the past two weeks (and more last winter) driving the western US and window shopping many towns and markets.
