I'm a full time investor now but I had careers as a respiratory therapist from 1972 to 1988 and as a software engineer from 1988 to 2014.Noteworthy accomplishments (in order of importance):Married my wife Brenda in 1981, Completed 2006 Iditarod sled dog race, first ascent Gilhooley Tower in Olympic Mountains in 1972, quit smoking in 1985.

I collect apps and fees, then grade them based on a number of factors- rental history, income, credit score, reason for leaving their last place, reason they want this apartment/area (close to school, work etc), whether or not they smoke, if they have a helicopter parent (I rent to a lot of students), how long them plan to stay in the area/apartment, when they need to move in.

Later on, I updated the ad to only promote the condo and list basic requirements like no smoking and I found that people replied like crazy.

HOA have toabide the law and rules as well as homeowners, landlords and tenants.HOA have to address complaints made by other homeowners who aresuffering from your tenants repeated loud noise and repeated badbehavior of (odor – I assume is smoking cigarette and marijuana)that harm other residents.

pre foreclosure were my bread and butter for many years.but here is the REALITYfolks procrastinate and they are most motivated within literally 1 to 3 days of losing the property.I would not even have my team of door knockers knock more than one week before the saleso to that end I got a LOT of smoking deals.

You will need to make sure there are smoke detectors and a couple other minor inspections items.Of course, you need good walls, and a dry area so it isn't a wet mess...If you want details, give me a shout.
