Why do so many fail, because they are trying to find a tree loaded with golden apples to just walk up to and pluck, which does not exist, vs the reality of being a problem solver. 

Now don't get me wrong the deals in the Austin area are not falling like apples from a tree!  

@Dan Heuschele makes perfect sense...it gets rural quick here...any direction 15 minutes outside of downtown is basically farm, lol...always amazed to see these developments of 400 SFR's with starting prices of $600k built in a corn field...some of them even leave the silo up...incredible.San Diego is a different world...need to get back to some giant fig trees soon...

Did the inspector notice anything that would lead him to believe there is a problem with the sewer line- slow drainage from an appliance or toilet, or maybe a big tree near the line?

Maybe in 5-10 years they will appreciate and cashflow but it is not my cup of tea for instant returns.
