@Derek FortinIf you contacted a buyers agent and made an offer and are now waiting then yea that is unethical and you should not have contacted seller directlyIf it’s a sellers agent it’s gray if you wait for listing to expire as just realize a buyer could come along at any time.Lastly what paperwork did you sign?

I think people need to realize, if they are not going to go hunt for their own food and have it served to them, then they will pay more, just like going to a restaurant - so expecting 11%+ for someone to find the deal is still around, but expectations should be lower.
