The area is small but is right outside of Bowling Green (the third largest metro in KY-60 miles N of Nashville) and there is residential construction going on in the area that appears to be selling around $225k on average for a standard 3/2 home.

Will the area demand a higher rent if your apartment is improved to those standards or will you over do it on the upgrade and not be able to get what your apt should go for due to the area.

References etc.I wouldn't rent to them at the local standard rates, but I might look at a 25% premium if it looked good otherwise.Did they say why the needed it for a year?

Hey Naveen, unwarrantable condos are pretty standard non-QM. 

Because of this, I don't hold them to the same standard as normal applicants. 

It is pretty standard for loan documents to be 100's of pages, so you'll get the hang of it once you find a good/credible lender and gain experience.

Ours is standard 10 days after settlement date unless noted otherwise.
