My mind is spinning on the topic, but wanted to see if anyone with Midwest/KC specific knowledge had any wisdom to share.

Check your meter to see how fast it is spinning, then turn off the main in the house and see if it is still spinning to try and narrow it down

If you have some startup funds, you may consider partnering with a local if they agree but with brain and determination, you're likely stuck spinning your wheels trying to source deals yourself and flipping the contract. 

Try blowing the air in for a few hours and then spin the fan around and blow the air out for a while---see if that makes a difference.

I just want to get involved, stop spinning my wheels and take some action at the same time I want to make sure I am prepared and educated before I take action.

Without knowing seller's situation you are spinning lots of wheels. a) seller owned for 30 years, property appreciated and they don't want lump sum capital gains maybe is a playerb) seller bought three years ago and has a loan probably is not a player
