I'm having contractors over the next two weeks to see the project and bid on it. 

Often residents want to move in within a couple of weeks and it takes time to get all the information together to get everything accomplished in a timely manner.

We talked to another guy recently who made nearly six figures installing chrismas/holiday lights.

We will have tenants for 3-6 weeks following closing so theoretically we could insure on a traditional policy in the beginning, as it would be much cheaper.

Will hopefully revisit in a couple weeks when I have better clarity from the folks.

I am about to submit to the IRS my log of 500+ hours working in the STR business, most of which come from communicating with guests, cleaners, maintenance people, Airbnb, VRBO, and managing supplies, shopping, bill paying, pricing, calendars, all the daily and weekly tasks. 

I have not been able to get ahold of him in the past few weeks and he has made no effort to reach out to me with a plan to pay his past due rent.
