The Students...you collect the rent for the entire semester up front (again rent guaranteed); May be able to arrange a side contract with parents to cover any major damage that students cause to the home; During the summer break landlords have the opportunity to make repairs to the home.2. 

I was in the SF Bay Area, so we weren't under snow, but during holidays it is still hard to get units rented (Nov until Jan), but I could still rent to students coming to start winter semester at the university next door.

mhmm i know i love my RED STATES lol i also remember taking a criminal justice course and spending half the semester on intent and long story short is if you have a book bag full of drugs and you can prove you did not know they were there you CAN BEAT THE CASE... never actually happened as far as i know but basically if you grabbed your roommates bag by accident and they came in took the charge and explained it but i don't know anyone who has a room mate that is that nice lol MY POINT IS WHO CARES... not legal advice but if you accepted 2 applications at an open house at the same time and they both say they think they want to move in but are not sure... than you get positive reports for both perspective tenants and they both email you at the same time saying yea they are 100% sure they want it and will have a deposit the next day....

If you have a fluid arrangement like students A & B are staying for 2 years, students C for 1 year, student D for 3 years, and student C drops out 6 months in, and student E wants to come in for 3 semesters, you will never you leases starting and ending at the same time...in that case you might consider individual leases for each tenant based on a room plus shared areas. 

The first guests were baseball players coming into town for the season to play for a minor league team and the second group was a set of interns that would just be in the area for a semester.

(Student rentals by the semester are an exception to this.) 

We rent both apartments during the academic year by the semester or full year term.

By this time college students would have already started the semester so they would've already figured out their living situation for the year.

I google the school, and they're not enrolled until the next semester.

In Boston you actually have to pay his kids tuition for a semester :)
