Be cautious, the price has already gone up several hundred percent in the past 10 days,  yeah I think that shipped has sailed. 

After implementing their suggestions it's been smooth sailing for the past two months!

What's amazing to me, is the amount of BS you have to deal with, when your properties are cheap, so many fake pay stubs, sketchy people, it's just different--  Different culture, different mentality, I'll just warn you, it won't be smooth sailing.

I would rather have a unit vacant than get desperate, and although I have seen some tough stuff, I have had smooth sailing with tenants.

Let them know you understand the problem and that you have been advised by (insert your lawyer or whatever) to just ignore them and just call the cops whenever it's appropriate, but you're hoping that if everyone just ignores them, that it will take the wind out of their sails and they will get used to having new neighbors.If your rents are just enough under market that your tenants will choose to stay, that helps, too. 

But, you have taken the wind out of their sails as far as their ability to bully you. 

From investor perspective 3rd ward -- The boat has sailed for buy and hold .. there could be very tiny window to grab properties that would rent out economically ..
