A landlord often has sentimental attachment to his house: its my first property, it reminds me of my childhood, I had and brought up my kids in this house; it must not be sold because my father bequeathed it to me….etc.Ok.

@Allen Clark - @Melissa Melia chiming in here reminded me that she is a property manager that focuses on high-end rentals.

You need to have a repair estimate in mind, remind them that they won't be paying closing costs, repairs, etc.Educating the seller goes a long way in negotiation, but that can only work if they are sufficiently motivated.

However, as a primary residence for me it would be ideal (my wife and I are coming back to the are from New York, and this reminds of the nicest blocks in Brooklyn, the West Village, UWS etc.).  

Imagine being able to put your card into the hands of someone searching for a referral partner in your city – right as they are doing it… We built in a CRM to remind the receiver of a referral to keep the sender updated on their progress with regular reminders.

I would also recommend checking out the calculators this site has to offer as they may remind you of an expense you maybe forgetting about.

She only pays rent when I text/call to remind her. 

Also a friendly reminder that typing in a all CAPS is like shouting on forums.
