I've only ever purchased homes as primaries, one being rented out currently to an insurance company and the other is my current primary.

I'm not trying to be a jerk but truly trying to understand where this cash flow is coming from buying in 2023-2024, although I can understand with Columbus I could see it appreciating with those companies moving there.

Those companies you asked about are more for deal finding and direct contact to off-market sellers, is that what you are looking for? 

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

I'm an investor and property management company owner in central CT. 

I own an HOA management company in Hoboken and it's led me down this thinking-path as well.

You don't need to use a title company and pay fees, you just need to proper paper work and quit claim deed.

I will note though that lots of people manage multiple rentals without hiring a STR management company (myself included).
